CBRE has facilitated over 19,000 square feet of new office leases at The Four Seasons Hotel and Tower, a 70-story, 1.5 million square-foot, mixed-use high-rise located in Miami’s Brickell Financial District, including Silicon Valley Bank and MFS Investment Management. These leases bring the office portion to full occupancy.
CBRE Executive Vice President Gordon Messinger represented the developer and owner, Millennium Partners, in lease negotiations. Messinger has been the building’s exclusive leasing agent since 2014.
Silicon Valley Bank has signed an 8,600-square-foot lease. The commercial bank who is a subsidiary of SVB Financial Group plans to occupy space on the 15th floor in Q2 2023. Jenny Turner and Bob Orban with Cresa Partners represented Silicon Valley Bank.
MFS Investment Management has signed a 2,350-square-foot lease. The global investment management company plans to relocate to space on the 15th floor by the end of the year. Carlyle Coffin with Newmark represented MFS Investment Management.

Developed by Millennium Partners, The Four Seasons Hotel and Tower is located at 1441 Brickell Avenue. The building includes 250,000 square feet of Class A office space along with the five-star Four Seasons Hotel Miami featuring 222 luxury rooms and 84 condo units, 186 residential units and 14,000 square feet of banquet space. It is also home to Equinox, a state-of-the-art 40,000-square-foot fitness center, and luxe steakhouse EDGE Steak & Bar.
According to CBRE Research, new-to-market activity as new leases accounted for 74 percent of leases signed in Q2 2022.
