CBRE Engaged To Lease 50K+ SF Of Creative Adaptive Reuse And Newly Developed Office Space In WPB

CBRE has been selected as the exclusive office leasing agent for Phase I of The Nora District.

The project is a dynamic 16-acre mixed-use, master-planned development in Downtown West Palm Beach, developed by NDT Development, Place Projects and Wheelock Street Capital.

CBRE’s John Criddle, Joe Freitas and Max Pawk are marketing and leasing the district’s dynamic office spaces.

Located along North Railroad Ave. between Palm Beach Lakes Blvd. and 7th Street, the multi-phase project will encompass approximately 2.5 million square feet of new commercial, residential, and hotel product once complete. Phase I broke ground in June 2023 and includes the adaptive reuse and new development of over 150,000 square foot of food and beverage, boutique fitness and wellness, lifestyle retail, and creative office space.

The project’s Phase I office space encompasses over 50,000 square feet of second-floor office suites across seven buildings along North Railroad Ave. A variety of spec suites will be delivered in both adaptive reuse and newly built buildings, and spaces will range from 1,000 to 4,000 RSF. The offices feature elevated fixtures and finishes, open wood-timbered ceilings, expansive window lines, and dedicated employee parking and valet service. The office suites will be delivered and will be available for occupancy Q3 and Q4 of 2025.

“The Nora District is a transformative project that will give life to a dynamic public realm in West Palm,” said John Criddle, an Executive Vice President at CBRE. “The project is a prime example of the live-work-play atmosphere companies are looking for right now. We’ve had great success leasing new developments, and we’re confident we’ll see a quick lease-up period given the walk to amenities within this mixed-use environment which the Nora team is bringing to life.”

The next phase of the project is The Nora Hotel by BD Hotels, a planned 201-key boutique hotel with Pastis on the ground floor and rooftop restaurant, which is under construction and expected to deliver in late 2026. Future phases will include new ground-up development of office, residential, and retail space between 10th Street and Palm Beach Lakes Blvd.

“Nora District’s bespoke office spaces blend historic charm with modern design and will offer businesses a dynamic environment where top talent can enjoy best-in-class dining, wellness, retail and residential just steps from their workspace,” says Ned Grace, Co-Founder & Managing Partner of NDT Development.

Situated in a central location, the Nora District is within a five-minute drive of Palm Beach Island, Downtown West Palm, Clematis Street, and Brightline Station, as well as within an 11-minute drive of Interstate 95 and Palm Beach International Airport.
