Colliers Facilitates Academy’s 62,000-SF Brickell Campus Relo To Resorts World Omni

As Miami’s post-pandemic population boom amplifies the shortage of private education options for children, Colliers announced Key Point Academy has signed a lease for 62,349 square feet at the 1501 Omni Building.

Colliers Executive Vice Presidents Jonathan Carter and Dave Preston of the Carter-Preston Retail Team represented the landlord, Resorts World Omni, in the transaction. Colliers Vice President Pablo Camposano represented the tenant, Key Point Academy, and Michael A. Gil of Transaction Legal, PLLC provided legal representation to the tenant in the deal.

The transaction ranked as South Florida’s largest urban retail lease in 2023 and the fourth-largest retail lease deal overall.

“Resorts World Omni is delighted to champion Key Point Academy’s relocation, nurturing educational growth in South Florida,” said Robert DeSalvio, President of Genting Americas East. “This partnership reflects our unwavering dedication to community development and innovation, actively participating in the rejuvenation of the educational landscape in the City of Miami.”

Located at 1501 Biscayne Boulevard, the Class A property will provide Key Point Academy with suitable ground-floor space to relocate its current Brickell campus with the possibility of accommodating outdoor areas. The current campus on 609 Brickell Avenue is in the path of new development. The relocation will allow the institution to expand its student body and curriculum from pre-kindergarten through high school while simultaneously providing its recognized top-tier educational program in a new state-of-the-art facility.

“This scenario is a triple win, benefiting the community, the City of Miami, and Key Point Academy. The community gains a reputable operator while generating jobs and introducing a recognized and comprehensive private school option,” said Camposano. “The lease marks a significant step for the City of Miami in alignment with its growth and addressing the shortage of private education options. Meanwhile, by relocating its urban infill campus to this new location, Key Point Academy creates ample room for further expansion of its private education offerings.”

Founded in 2013, Key Point Academy provides an academic environment that balances rigorous curriculum standards with a supportive atmosphere, ensuring each child’s needs are fulfilled. Known for its innovative teaching methods and holistic approach to education, the institution has quickly distinguished itself in Miami, successfully opening three additional locations in Coral Gables, Doral, and Aventura. The school’s curriculum emphasizes critical thinking, creativity, and character development while integrating technology advancements to assist them with the development of essential skills, preparing them for academic and life success in a rapidly changing world.

The academy’s high school courses will offer advanced academic programs and a range of extracurricular activities, aiming to mold well-rounded, intellectually curious students. The institution remains committed to its founding principles while embracing innovation. The new facility and expanded student body are just the beginning of Key Point Academy’s plan to redefine education and inspire future generations.

“South Florida’s adaptive reuse trend is evident in Key Point Academy’s lease, where big box retail spaces find new life as educational facilities, professional offices, and medical centers,” said Carter. “Occupying a prestigious corner, this facility was originally a Jordan Marsh department store, a unique offering with expansive high ceilings.”

Key Point Academy’s lease represents a confluence of two major trends in South Florida: the increasing demand for educational spaces and the creative adaptive reuse of underutilized retail buildings. As Florida’s population continues to surge, there is a pressing need for modern learning environments. The adaptive reuse of structures like this former retail space emerges as a faster, sustainable, and cost-effective solution. Simultaneously, it breathes new life into retail infrastructure, fostering dynamic learning environments that cater to modern educational needs.

This transformative deal underscores the immense opportunities within the growing adaptive reuse trend, offering solutions in prime locations for various other growing uses, including medical centers, distribution centers, multifamily projects, senior living facilities, and more.
