Colliers’ Rutchik, Gonzalez Tapped To Lease The Offices At 601 In Downtown Miami

As Miami’s Central Business District (CBD) surges with office market activity, Downtown Miami continues to attract tenants with workspace excellence. Miami’s Central Business District is witnessing a remarkable influx of prominent companies relocating and establishing operations. Since 2020, Colliers has tracked over 200 expansions and new-to-market corporations to Miami’s CBD. Notably, Class A rental rates in Downtown Miami have experienced substantial increases, surging by 37% over the last three years. The escalating demand is attributed to the world-class office experience offered within the market, boasting access to a staggering 5.1 million square feet of retail shops, restaurants, and amenities.

Colliers Vice Chair Stephen Rutchik and Senior Vice President Kevin Gonzalez have been selected by the landlord, GFO Investments, to spearhead office leasing at The Offices at 601 in Downtown Miami. The listing increases Team Kingsley-Rutchik’s market share of Class A buildings in the market to 1,771,254 square feet, totaling 33.7%.

Currently under construction, The Offices at 601 will be where premium office space meets the vibrant pulse of the Miami Worldcenter and Downtown Miami. With a focus on redefining the standards of excellence in office space, the property features the largest floor plates in Miami, unobstructed views, and superior signage opportunities atop the 51-story building. Located at 601 NE 1st Avenue, the tower will offer 127,800 square feet of office space for lease with top-tier amenities, including a spa, health and wellness center, bars, restaurants, and private conference facilities. Its prime location also offers excellent transportation access adjacent to the Metro Mover, just two blocks from the Brightline.

GFO Investments is a private wealth management advisory firm focusing on real estate development and ventures such as hospitality operations, private financing, and capital market securities. The firm is committed to fiscal discipline and achievement, evidenced by over 40 years of business excellence.

Several new developments contribute to the elevated office experience in Miami’s Central Business District. The Downtown Flagler Street Renovation Project has transformed the area by redesigning and reconstructing the street from Biscayne Boulevard to the Miami-Dade County Courthouse. The $30-million-dollar project redesigned the street to attract new businesses, provide larger sidewalks for shopping/dining, and allow for new vertical development with upgraded utilities. Recently opened, Julia & Henry’s is a massive seven-story food hall located in a historic landmark building featuring 26 vendors, adding to the diverse culinary offerings in the area. In addition, the $6 billion-dollar development of Miami Worldcenter will span ten city blocks and 27 acres as the second largest mixed-use urban development in the U.S. with an array of retail, restaurant, and entertainment options alongside residential, office, and hospitality.
