Cushman & Wakefield, Katalyst Real Estate & Development Arrange $38.2M Sale of Trophy Corner Along Atlantic Avenue
Cushman & Wakefield and Katalyst Real Estate & Development have teamed up to arrange the sale of 105-111 E Atlantic Avenue in Delray Beach. Cushman & Wakefield and Katalyst Real Estate & Development represented the seller, DHBH Holdings. Redfearn Capital, led by Alex Redfearn, was the buyer.
Cushman & Wakefield’s Mike Ciadella, Scott O’Donnell and Miguel Alcivar along with Katalyst Real Estate’s Don Ginsburg and Adam Steinlauf represented the seller. Cushman and Wakefield’s Florida EDSF Team, Ron Granite and Jason Hochman, represented Redfearn Capital in securing financing for the acquisition.
Positioned on one of the most strategic and irreplaceable corners in downtown Delray Beach and directly adjacent to Old School Square, 105-111 E Atlantic Avenue benefits from unmatched visibility and constant pedestrian traffic along “The Avenue.” This was a rare opportunity as the Property hasn’t sold in 25 years.
“105-111 E Atlantic represents the kind of hard-corner, high-visibility asset that almost never comes to market in Delray Beach,” said Ciadella, Director at Cushman & Wakefield. “Given the constrained supply and intensifying demand for prime high street retail along Atlantic Avenue, we saw exceptional interest from investors seeking to own generational real estate on Atlantic Avenue.”
The property is anchored by a diversified tenant roster spanning established restaurant operators, premier office users, and on-site parking, generating a multi-layered income stream supported by affluent local demographics, destination dining traffic, and year-round tourism.
“105-111 E Atlantic Avenue is a rare asset in a marquee location, which demanded flawless execution,” said Ginsburg. “Our collaborative sales process with Cushman & Wakefield created real competition among qualified buyers and produced a great result for our client.”
The $38.2 million sale represents one of the largest commercial transactions ever in Delray Beach. The buyer, Redfearn Capital, also acquired the eastern end of this block in December 2025, creating an incredible assemblage of retail, office and income-producing parking lots along one of the most highly trafficked blocks on Atlantic Avenue.
“This acquisition gives us control of a landmark asset in one of South Florida’s most vibrant and supply constrained downtown markets,” said Redfearn. “We were drawn to the combination of immediate income security and the near-term upside we see through repositioning and mark-to-market rent potential.”
