A multimillion dollar renovation is in the works at 9250 Doral as owner Delma Properties prepares to bring the former single tenant office building to the multi-tenant leasing market. With the largest single block of available office space in the Doral area, the 187,000 square-foot office building is being repositioned as a multi-tenant office building.
It presents an unprecedented opportunity for all size tenants to occupy space in one of the most exciting and rapidly growing areas of the Miami-Dade office market, said Brian Gale of Taylor & Mathis, the exclusive leasing agent.
Just a year ago, 9250 Doral’s single tenant occupant, Amadeus North America, moved out and the building became 100% vacant. But parent company, Delma Properties, in a demonstration of its commitment in the market and the asset, has recapitalized the asset and commenced its repositioning.

Since its opening in the 1980s the building has always been occupied by a single tenant. Getting the property back on the radar of brokers and tenants is imperative as we convert the building to multi-tenant use.”
The $1.5 million investment in refurbishing the lobby and other common areas is underway and expected to be complete by the end of March. The second floor will be finished and available immediately for tenant occupancy. Exterior work includes upgrades to the entry fountain, pedestrian bridge, façade, parking, signage and landscaping for a total investment of more than $7 million.
“The quality of the interior finishes will make it feel like a brand new building,” said Gale, a principal with Taylor & Mathis. “The building also has great ceiling height and an excellent window line.”
The building’s unique design incorporating three pods with near-360 views offers multiple tenants the ability to occupy “corner” offices among 45,000 square-foot floor plates.
“With the golf views of Doral and the City Center just a mile away, we’re uniquely positioned to take advantage of the best of Doral,” Gale said. “There isn’t another property in the market that offers that combination to tenants. We’re right in the middle of everything.”
The 9250 Doral building, located at 9250 N.W. 36th Street, is the largest block of space available in the Airport West-Doral office market.
