Downtown Miami Office Tower Completes $15 Million Reno

RTKL,the global architecture and design firm, is proud to announce the completion of extensive exterior and interior architecture renovations for the 31-story, 449,000-square-foot SunTrust International Center in downtown Miami as part of an overall $15 million repositioning effort that elevated the building from Class B to Class A office space.
Suntrust center RTKL downtown miamiRTKL’s design team transformed the lobby and added 8,000 square feet of new amenity space, including the Bayview Sky Terrace, a private fitness center and 10th-floor conference facility.

“We raised the bar for amenities in order to render SunTrust International Center more competitive in the Miami office market,” said Wendy Mendes, IIDA, LEED AP, Vice President, RTKL. “Our design focused on more effectively meeting the needs of the modern-day worker and making the building a welcoming place to do business.”

suntrust international center 2RTKL heightened existing glass curtain wall for the lobby and neighboring ground-level retail to create a reflective, transparent façade, re-energizing and activating the pedestrian realm. The 4,000-square-foot Bayview Sky Terrace, located on the roof of the parking garage with an access door to the building tower, creates an inviting space for outdoor events and a lunch spot for tenants.
Suntrust center RTKL downtown miamiSunTrust International Center is already certified LEED Silver, and RTKL consciously chose environmentally-friendly materials and fixtures to further support low-energy consumption. New and more advanced MEP systems, hurricane-proof glass systems and code-specific materials contribute to the building’s overall sustainability.
 

“The motivating factor behind our sustainability strategies was the desire to make SunTrust International Center a more valuable asset to current and potential tenants, as well as the building owners,” said Dan Freed, AIA, LEED AP BD+C, vice president, RTKL. “Our goal was to provide maximum environmental, social and economic value while maintaining reasonably low construction and operating costs.”

A modern outdoor canopy system was also added to maximize natural light in the lobby and public areas are well-lit so that events can also be held at night, thereby creating a new revenue generator for building management.
