Downtown Miami Wins 2013’s Largest New-to-Market Lease

Genting Group is the latest major multinational corporation to take down office space in Downtown Miami. Omni Offices will serve as the headquarters for Resorts World Bimini and Resorts World Miami.
The office, which accounts for net positive absorption in Downtown Miami, becomes the submarket’s largest new occupancy to take shape in 2013. All told, about 150 people are employed in the Resorts World offices.
CREC principal Steven Hurwitz, vice president Douglas Okun, and leasing associate Amy von Hofen are spearheading the property’s leasing and marketing campaign on behalf of the Genting, which owns the Omni Offices. Genting also operates Resorts World Bimini and is finalizing plans for the development of Resorts World Miami.
“Beyond creating new jobs and positive absorption for the Downtown Miami market, the debut of the Resorts World Bimini and Resorts World Miami offices send a clear signal to the community that Genting is committed to rehabilitating the Omni Center and advancing the ongoing revival of the Arts and Entertainment District,” says Hurwitz. Resorts World Bimini and Resorts World Miami join the Miami International University of Art & Design, the U.S. State Department, and the U.S. Diplomatic Security and Passport Agency as the property’s largest tenants.
Located at 1501 Biscayne Boulevard, immediately north of Miami’s Central Business District, the Arts and Entertainment District surrounding the Omni Offices is coming come alive with new condominiums, retailers, restaurants, and cultural venues, including the Adrienne Arsht Center and nearby Museum Park, which will soon be home to the Perez Art Museum Miami and Frost Museum of Science. These components are spurring pedestrian activity and billions of dollars in new commercial and residential development.
“Several brand name tenants have approached our team about leasing all or part of the remaining office space, and space negotiations continue with them now,” says Hurwitz. “This interest is a positive sign for the Downtown Miami office market, indicating that major users see value in locating their corporate offices within the urban core.” Omni Offices has another 185,000 square feet of office space available, the largest amount of contiguous space now available in Miami’s urban core.
