Lincoln Road Adds More Than 70,000 SF Of New Retail, Dining And Experiential Tenants

Lincoln Road is adding more than 70,000 square feet of new and recently opened retail, restaurant and experiential space, as new tenants and existing brands continue to invest in the Miami Beach corridor.

The activity comes as the Lincoln Road Business Improvement District has secured a 10-year renewal through 2035. The BID, established in 2014, supports the district through marketing, public relations, programming, public art initiatives and partnerships with property owners, merchants and the City of Miami Beach.

The City of Miami Beach is also moving forward with a $29.4 million Capital Improvement Project for Lincoln Road. Phase II includes improvements to Meridian and Drexel avenues, including lighting, landscaping, drainage, stormwater systems, accessibility and streetscape upgrades. The work is being completed in phases, with Phase II expected to be substantially completed in 2026.

“Lincoln Road is experiencing one of the most exciting periods of growth and reinvestment in its recent history,” said Lyle Stern, president of the Lincoln Road Business Improvement District. “Brands recognize the unique combination of strong pedestrian traffic, an iconic open-air environment, a thriving cultural scene and significant public and private investment.”

New and upcoming tenants include:

  • Waxxed Sports Cards is scheduled to open in June 2026 at 639 Lincoln Road. The 1,450-square-foot store will be the collectibles retailer’s second Florida location, offering sports cards, Pokémon cards and memorabilia.
  • Lucky Box Vending Machine is opening temporary activations in June 2026 at 551 and 727 Lincoln Road. The concept features mystery-box vending machines with collectibles such as graded Pokémon and sports cards, autographed jerseys and other items.
  • Negroni Caffe and Sushi Bar is expected to open in summer 2026 at 450 Lincoln Road. The 2,613-square-foot restaurant will combine Italian café offerings, sushi and cocktails.
  • City Food Hall is expected to open in summer 2026 at 1601 Drexel Ave. The 18,000-square-foot food hall will feature multiple vendors, global cuisines and communal seating.
  • BioBliss is scheduled to open in July 2026 at 1109 Lincoln Road. The 2,500-square-foot wellness concept will offer curated retail, supplements, skin care, wellness devices and services such as red light therapy and guided relaxation programs.
  • Steve Madden is expected to return to Lincoln Road in fall/winter 2026 with a 2,300-square-foot store at 925 Lincoln Road.
  • Cajun Boil is scheduled to open in Q3 2026 at 1688 Meridian Ave. The 4,565-square-foot restaurant will serve seafood, chicken wings and sandwiches.
  • Uniqlo is expected to open in late 2026 at 530 Lincoln Road. The 14,284-square-foot store will be the global apparel retailer’s first public street-front location in Florida.
  • All’Antico Vinaio is expected to open in 2026 at 647 Lincoln Road. The 1,793-square-foot shop will mark the Florence-based sandwich concept’s first Florida location.

Recently opened tenants include:

  • Edikted opened in June 2026 at 901 Lincoln Road. The digital-first fashion brand occupies 3,866 square feet.
  • The Best Açaí opened in June 2026 at 540 Lincoln Road. The 1,500-square-foot location marks the U.S. debut of the Brazilian self-service açaí and ice cream franchise.
  • Alex Turco Gallery opened in June 2026 at 1664 Lenox Ave. The 1,000-square-foot gallery features one-of-a-kind works by Italian artist and designer Alex Turco.
  • Sulta Rosa opened in April 2026 at 821 Lincoln Road. The 1,100-square-foot boutique offers baklava, confections and premium wines.
  • Toni Pons opened in January 2026 at 1111 Lincoln Road. The 1,000-square-foot store features the Spanish brand’s espadrilles and casual footwear.
  • Culto Fútbol opened in December 2025 at 744 Lincoln Road. The 6,455-square-foot flagship is the Mexico-based soccer retailer’s first U.S. location.
  • Myka opened in December 2025 at 551 Lincoln Road. The 400-square-foot shop is the Greek frozen yogurt brand’s U.S. debut.
  • Prince St. Pizza opened in December 2025 at 521 Lincoln Road. The 1,310-square-foot location is the New York-based pizzeria’s first Florida brick-and-mortar restaurant.
  • SILK opened in November 2025 at 1664 Lenox Ave. The 6,600-square-foot Japanese-Italian steakhouse features wagyu, handmade pasta, robata-style cooking, sushi and live music.

Existing tenants are also expanding or renovating. Zara is planning a larger flagship on the 400 block, Guess is renovating its store at 546 Lincoln Road, Hoka is relocating to a larger 5,000-square-foot space at 700 Lincoln Road, and Kiko Milano is under renovation with plans to reopen in fall 2026.
