MDH Partners Acquires Sunrise Industrial Property For $40 Million

Atlanta-based real estate investment firm MDH Partners has acquired an industrial property in Sunrise for $40.1 million.

The warehouse was sold by LIT Industrial Limited Partnership, a subsidiary of Clarion Partners, according to the South Florida Business Journal. The transaction gives MDH Partners another foothold in Broward County, where industrial properties continue to attract institutional and out-of-state investors.

The property is located at 710-790 International Parkway in the Sawgrass area of Sunrise. The submarket offers access to the Sawgrass Expressway, Interstate 595 and Interstate 75, connecting warehouses and distribution facilities with population centers throughout South Florida.

The sale generated a substantial increase in value for the seller, which had owned the property for more than a decade.

MDH Partners invests in industrial real estate throughout the United States, focusing on warehouse, distribution and logistics facilities. The company’s latest purchase comes as investors continue targeting Broward County despite a modest increase in available industrial space.

Broward’s industrial vacancy rate was 6.2% during the second quarter of 2026, down slightly from the previous quarter but above the 4.6% reported one year earlier. Average asking rents reached $17.58 per square foot, representing a 6.9% year-over-year increase, according to CBRE. Approximately 1.2 million square feet of industrial space was under construction.

The Sunrise deal adds to a series of major industrial transactions completed across Broward County so far in 2026. By late June, industrial sales volume in the county had surpassed $1 billion, reflecting continued investor demand for logistics and warehouse assets throughout the region.
