Menesse International Acquires Last Vacant Development Site On Brickell Avenue

Residential development firm Menesse International closed on the $6 million purchase of 1870 Brickell Avenue, the last remaining undeveloped site with direct frontage on the highly transited Brickell Avenue.

Conveniently located in the heart of the financial district, the 17,500-square-foot site will be developed into a high-end boutique condominium. As Menesse’s second U.S. parcel, the deal furthers the firm’s expansion into the South Florida market, with several additional acquisitions on the horizon.

Now a world-famous finance and tech hub, the Brickell neighborhood has emerged as one of the fastest-growing areas in the country, attracting major businesses, such as Ken Griffin’s Citadel, and thousands of new residents. Having gone under contract after only three days on the market, the deal is a testament to Brickell’s appeal as a highly desirable, walkable residential neighborhood within greater Downtown Miami.

Manny Chamizo III, Commercial Director of ONE Sotheby’s International Realty, represented both the buyer and seller in the transaction.

Encompassing nearly half an acre, the parcel provides easy access to Interstate 95, the trendy Wynwood neighborhood, Downtown Miami’s Central Business District, and Miami International Airport (MIA). In close proximity are also ample employment opportunities as well as renowned retail, dining, and entertainment options.

Menesse currently has one other South Florida project, a proposed 39-story, 400-unit rental tower, also in the Brickell neighborhood.
