Menesse International Acquires Last Vacant Development Site On Brickell Avenue

Residential development firm Menesse International closed on the $6 million purchase of 1870 Brickell Avenue, the last remaining undeveloped site with direct frontage on the highly transited Brickell Avenue.

Conveniently located in the heart of the financial district, the 17,500-square-foot site will be developed into a high-end boutique condominium. As Menesse’s second U.S. parcel, the deal furthers the firm’s expansion into the South Florida market, with several additional acquisitions on the horizon.

“After building our name across Latin America, we couldn’t be happier to plant our flag in Miami,” said Mariano Borges, CEO and Founder of Menesse International. “There’s no market like it in the world, and with continued economic growth, especially in the tech and finance sectors, its momentum is only growing. My long-time partner and CFO, Alejandro Diaz, and I look forward to continuing to progress on our long-term U.S. strategy, developing best-in-class residential offerings in dynamic markets.”

Now a world-famous finance and tech hub, the Brickell neighborhood has emerged as one of the fastest-growing areas in the country, attracting major businesses, such as Ken Griffin’s Citadel, and thousands of new residents. Having gone under contract after only three days on the market, the deal is a testament to Brickell’s appeal as a highly desirable, walkable residential neighborhood within greater Downtown Miami.

Manny Chamizo III, Commercial Director of ONE Sotheby’s International Realty, represented both the buyer and seller in the transaction.

“Brickell, and Miami as a whole, are easily the most in-demand markets in the nation and things are only heating up as prime land becomes even more scarce,” said Chamizo. “With thousands of well-heeled new residents continuing to relocate from the Northeast and Latin America, we’re still in the early innings of Brickell’s growth.”

Encompassing nearly half an acre, the parcel provides easy access to Interstate 95, the trendy Wynwood neighborhood, Downtown Miami’s Central Business District, and Miami International Airport (MIA). In close proximity are also ample employment opportunities as well as renowned retail, dining, and entertainment options.

Menesse currently has one other South Florida project, a proposed 39-story, 400-unit rental tower, also in the Brickell neighborhood.
