Met Square, Final Phase of $1B Master-Planned Community In Downtown Miami, Breaks Ground

MDM Group’s Metropolitan Miami (The Met) announced the groundbreaking of Met Square, the final phase of the master-planned community.
Met Square offers a modern, low-rise commercial building that reflects the neighborhood’s cosmopolitan lifestyle inclusive of restaurants, shops and an 18-screen cinema that will provide entertainment for the area and its growing number of residents. The development will also include an attached 43-story residential tower comprised of 391 apartments developed by ZOM.
The Met as a whole is comprised of Met 1, a completed and occupied 447-unit, 40-story luxury residential tower; Wells Fargo Center, comprised of a 47-story, 752,000-square-foot Class ‘A’ office tower; the adjoined 41-story, first-to-market JW Marriott Marquis Miami and Hotel Beaux Arts Miami; Met 3, inclusive of a 41,000-square-foot Whole Foods Market; an 1,800-space parking garage; and 462 rental apartments currently under construction and scheduled for completion in the first quarter of 2016. All of the components are complemented by the project’s final phase, Met Square.
The Met is constructed on the site of Henry Flagler’s famed Royal Palm Hotel, which first opened in 1896, months after the City of Miami formally incorporated, ostensibly helping to give birth to the city.
 

“This is such an iconic project at so many levels,” said Igor Reyes, Partner at NBWW.  “The exact location of the City of Miami’s birth is also the site on which its future path as a world-class, international city is being realized.”

Celebrating Miami’s early history and touting the area’s Tequesta Native American tribe heritage, among other historic eras, will be the development of two museum exhibits within the Met Square site, where artifacts discovered during the project’s archeological phase will be displayed. The design of the exhibits will preserve two major circles of carved post holes believed by archeologists to be foundations of Tequesta dwellings.
The north east circle will be the center piece of a gallery to be operated by History Miami and open to the public.  The second circle, located at the south west corner, will be encased in glass viewable by both pedestrians from the sidewalk and through tenant spaces on the interior of the structure.
Additional exhibits will include a pebble-stone floor pattern delineating the original shoreline of the Miami River and various vitrines containing other man-made artifacts and brick piers from the Royal Palm Hotel. These exceptional design features allow residents the unique opportunity to live among history and provides retailers a differentiating element that sets their business location apart.
Met Square is located at 340 SE 3 St. The project is slated for completion in mid-2017.
