Miller Completes Two Class A Warehouses Totaling Over 987,000 SF, Starts Two More

Miller Construction Company, a statewide, privately-held construction firm, has completed construction of phase I of South Florida Gateway Industrial, which included two warehouses totaling 987,187 square feet.

Miller also announces the beginning of work on Phase III of the project, which will consist of two additional warehouses totaling 220,987 square feet. The massive industrial park in Stuart, Florida is being developed by Foundry Commercial.

The almost $90 million Phase I includes full infrastructure development plus roadway improvements in cooperation with the Florida Department of Transportation (FDOT). Phase III totals $24.3 million and will be completed around the middle of 2024.

Foundry saw great potential for efficient distribution and logistics statewide from the location because it has direct access to Florida’s Turnpike and I-95.

Building 1 of Phase I totals 285,510 square feet and is equipped with 32-foot clear-height ceilings and 54-foot by 50-foot column spacing. Building 2 totals 701,647 square feet, with 36-foot clear-height ceilings and 54-foot by 56-foot column spacing. Both load-bearing, tilt-wall structure warehouses will have 60-foot speed bays.

Building 1 of Phase III totals 100,234 square feet with 24-foot clear-height ceilings, 38 columns and 54 overhead bays. Building 2 totals 120,653 square feet with 32-foot clear-height ceilings, 38 columns and 58 overhead bays. Both tilt wall structures will be designed for small bay users and distributors.

Miller’s preconstruction team assessed the site and began planning the essential needs of the project. During the team’s Value DesignSM process, full infrastructure development was needed, including a 1-mile extension of water main piping, force-main piping and power line additions. Miller made improvements to the existing FDOT roadway, including the addition of a new traffic signal.
