Napolitano Negotiates 'Filthy' Lease Deal Totaling Nearly 40,000 SF

Napolitano Commercial Properties’ Marc A. Napolitano, CCIM, exclusive listing broker, represented the building owner in a lease transaction to tenant Filthy Food, LLC.
The deal includes the lease of an industrial warehouse building located at 16500 NW 15th Avenue, within the Sunshine State International Park, in Miami Gardens.
The tenant was represented by Joel Kattan of Sperry Van Ness.
Sunshine State International Park is a 330-acre premier industrial park with over 5 million square feet of industrial space.
This lease was executed within seven (7) days of the first showing. Napolitano Commercial Properties showed the building on a Monday, and the lease was consummated the following Friday. Both the landlord and the tenant, as well as Kattan and Napolitano, worked diligently to make sure the deal was finalized in as short a period as possible, one of the tenant’s primary goals.
This is a relocation for Filthy Food, LLC, as this will be the company’s main facility in South Florida.  The premium drink garnish company focuses on bar industry fare including olives, cherries, and related items.
The 1965-built building totals 38,645 square feet and features 16’ clear ceilings, 2000 amps, rail-siding, and is 100% air-conditioned.
