Newmark Arranges 13,900-SF Retail Lease At The Courtyard On Spanish River In Boca

Newmark has arranged a new 13,900-square-foot retail lease at The Courtyard on Spanish River, a 60,000-square-foot mixed-use property at 500 NE Spanish River in Boca Raton on behalf of ownership, Brickstar Capital.

The lease brings Composure Club, a new fitness and wellness concept featuring a state-of-the-art gym, to the property, with opening anticipated in late 2026.

Newmark Managing Director Mitch Heifetz serves as the building’s exclusive leasing agent, representing Brickstar Capital in the transaction. Composure Club was represented by Jared Robins of Inhouse CRE.

The Courtyard on Spanish River recently underwent a multimillion-dollar renovation designed to revitalize the courtyard, façade and interior common areas, enhancing the tenant and customer experience while supporting high-end food and beverage, fitness and service-oriented concepts. The property features a complementary lineup of tenants including Image Studios, Mane Coffee, The Sweat Room Pilates, Intensity X3 Fitness & Kickboxing and Eleven Eleven Skin.

According to Newmark Research, U.S. retail absorption returned to positive territory in the third quarter of 2025, an unexpected but encouraging shift for the sector. Sun Belt markets continue to outperform nationally, leading in both total absorption and absorption rates as demand remains strong for well-located, experience-driven retail destinations.
