Preschool Inks 13,000 SF Lease In Miami
The Learning Experience® (TLE®), has inked its first lease in Miami’s downtown urban core, occupying 12,889 square feet for its purpose-built facility with 2,000 square feet serving as an indoor playground.
Designed to meet the rising demand for high-quality early education among young families choosing to work and live in major U.S. cities, TLE®’s newest center, the 15th in Florida, will be situated in a newly constructed high-rise residential tower at 244 Biscayne Boulevard owned by Rockwood Capital.
In the past 5 years, Miami’s downtown has delivered numerous residential towers and retail opportunities in hopes of attracting the density required to ensure the city’s foundation. Recent reports show that within three miles of the newest TLE® location there are more than 3,500 children aged 6 weeks to 4 years old and within one mile over 2,800 children. These figures do not account for the numerous working caregivers in need of high quality education close to their business.

The architecture and interior design of the new school will maintain the look and feel of a traditional TLE®, yet meet the unique requirements of urban demand. The school will incorporate extensive security systems, purpose-built rooms to accommodate each age group as well as incorporate its signature “Make Believe Boulevard.”
“As we continue to grow, fewer families will have to forgo urban living or take on stressful commutes to work due to the lack of convenient, quality child care options available to them,” said Mr. Vanella.
