Prologis Planning Multistory Warehouse

Prologis plans to build the first multistory dedicated warehouse in South Florida to serve a last-mile e-commerce provider.

Plans for the facility, in the Palmer Lake area on the east side of Miami International Airport, show how rapidly demand for industrial space has boomed in the region.

Prologis’ pre-application to Miami-Dade County officials for the Palmer Lakes Logistics Center covers the 9.1-acre site at 3325 N.W. 24th St. It acquired the property, currently a truck parking lot, for $24.52 million in 2020.

Designed by RLC Architects and Jackson Liles Architecture, the three-story building has a host of features found in few warehouses.

The building would total 603,418 square feet, with 277,172 square feet for logistics operations on the first and second floors; 15,734 square feet for offices on the first floor; an additional 3,731 square feet of retail/office on the first floor; 328 employee parking spaces on the first and second floors; 10 truck loading bays on the ground floor; and a roof deck with 602 spaces for delivery van staging, 72 for van queueing and 72 for van loading. In addition, there would be 42,360 square feet of open space featuring plants and places for employees to relax.
