If finalized, this would mark the largest office sale in South Florida so far this year.
The transaction was brokered by SVN | Commercial Partners’ Lydia Montaigne, along with co-brokers Michael Oretsky and Tom O’Loughlin of CBRE.
The company will now occupy the entire top floor of 1489 W. Palmetto Park Road, totaling 30,000 square feet.
Tyler Kuhlman with CBRE Capital Markets in Boca Raton represented the buyer and seller in the transaction.
He brings more than 26 years of commercial real estate experience and a track record of over 25 million square feet of negotiated sales and lease transactions across South Florida.
Gordon Messinger and Randy Carballo with CBRE represented the landlord in all lease negotiations.
The company intends to invest an additional $10 million into refurbishing the property.
The site recently received site plan approval from the City of Miami for a three-building, eight-story mixed-use development consisting of 1,050 residential units and 49,737 square feet of commercial space.
The multi-phase project will encompass approximately 2.5 million square feet of new commercial, residential, and hotel product once complete.
