Two Major Mixed-Use Projects On The Table In The Gables

MediterraneanVillageatPonceCircleTwo large mixed-use projects have been proposed in Coral Gables, one a relaunch of the long-planned Old Spanish Village development and the other a redevelopment of the Holiday Inn across from the University of Miami.
Agave Ponce LLC, a Miami-based company managed by Jose Antonio Perez Helguera, obtained the 6.7-acre site at 2801, 2901 and 3001 Ponce de Leon Blvd. after the previous developer lost it to foreclosure. In December, it submitted an application to build 187 residential units, a 184-room hotel, 250,000 square feet of retail, 314,000 square feet of office, 28,000 square feet of restaurants, a 46,000-square-foot cinema, a 12,000-square-foot day care facility and a 9,500-square-foot gym. The project would be renamed Mediterranean Village (pictured right).
In the other proposed project, NP-International and Coral Gables attorney Laura L. Russo filed an application in late November to redevelop the 155-room Holiday Inn at 1350 S. Dixie Highway. The 2.7-acre site would contain 236 residential units, 252 hotel rooms, 4,380 square feet of restaurants, 14,094 square feet of retail, and 903 parking spaces. The project would be called Paseo de la Riviera. Its largest building would be 15 stories.
