CBRE Arranges Sale Of Margate Industrial Property

CBRE has arranged the sale of a 21,610-square-foot industrial property, Margate Small Bays, in Margate for $6.05 million to Rockstack Capital.

CBRE’s Tyler Kuhlman, Luke Hansen and C’jon Armstead represented the sellers, Present Equity and ODAN Capital, as well as the buyer in the transaction.

Present Equity owns and operates roughly one million square feet of single‑tenant and multi‑tenant retail and small‑bay warehouse assets across Florida, with a focus on value‑add investments in Central Florida.

Located at 5601–5621 NW 8th St., Margate Small Bays is composed of four small bay industrial buildings and is located in a sought‑after infill submarket with strong tenant demand. An affiliate of Present Equity, DLA Real Estate, recently completed a beautification program and targeted leasing efforts that repositioned the asset and increased tenant interest. The sale marks Present Equity’s second small‑bay disposition within 30 days as the firm continues to recycle capital into value‑add, tax‑efficient investments.
