Bridge Development Partners announced the completion of an 82,755-square-foot, long-term lease agreement at Bridge Point I-95 industrial park located immediately off Interstate-95 in Fort Lauderdale.
Floor & Décor, a national leader in the hard surface flooring market, represents the first tenant at the two-building, 306,466-square-foot industrial park slated for completion in the first quarter of 2017.
“We are pleased to welcome a quality national company like Floor & Décor to the future tenant mix at Bridge Point I-95,” said Kevin Carroll, a principal of Bridge Development Partners and Florida market leader. “Since establishing a foothold in South Florida four years ago, key market fundamentals have remained strong, fueling our brisk speculative development and leasing pace. We look forward to continuing our South Florida expansion and delivering high-quality, modern industrial space that meets the needs and requirements of today’s prospective tenants.”
Over past six months, Bridge Development Partners has closed nearly a half million square feet of lease transactions across its expanding South Florida portfolio. Since entering the South Florida market in 2012, the developer has delivered approximately 1 million square feet of Class-A industrial space, with an additional 1 million square feet currently under construction and slated for delivery in early 2017.
The CBRE team of Tony Hoover, first vice president, and Larry Genet, senior associate, represented the developer, Bridge Development Partners, in the transaction. Floor & Décor was represented by Melody Spano and Mercedes Loftus of SRA. This will be a new location for Floor & Décor, who plans to utilize the space for showroom / distribution.
“Highway visibility played a major factor in Floor & Décor’s decision to commit to Bridge Point I-95,” said Hoover. “Featuring a highly accessible location and efficient offerings, such as 32’ clear ceiling heights, we are confident that our leasing momentum will continue at this state-of-the-art industrial park.”
Located at 2200 West Sunrise Boulevard in Fort Lauderdale, Bridge Point I-95 features two buildings, each approximately 150,000 square feet with 32’ clear ceiling heights, rear-dock loading and high-powered ESFR sprinkler systems.
Bridge Development Partners acquired the 17.5-acre site, a former concrete pipe manufacturing plant, in December 2015.
