Brasswater Pays $20 Million For Coconut Creek Office Complex

Brasswater, led by Ian Quint, expanded its South Florida office holdings with the $20 million purchase of a 128,071-square-foot complex located at 6806-6814 North State Road 7 in Coconut Creek, a deal that points to continued demand for well-located suburban office assets.

The acquisition works out to about $156 per square foot for the 6.15-acre property. Steven Fields, through Coconut Fields LLC, sold the asset. SouthState Bank provided $14 million in financing for the purchase.

The transaction reflects continued investor appetite for office properties in established Broward County submarkets, especially assets that can appeal to healthcare-related users and other service-oriented tenants seeking accessible suburban locations. That dynamic has helped support interest in select office deals even as the broader sector continues to sort through changing tenant demand and workplace trends.

For Brasswater, the purchase gives the firm control of a substantial office complex along North State Road 7, offering visibility and regional connectivity along a major corridor. In markets like Coconut Creek, those fundamentals can still attract investors looking for stable occupancy and long-term repositioning opportunities.

The deal also underscores how lenders remain willing to back office acquisitions when the asset, basis and tenant profile align. With SouthState Bank providing the mortgage, the financing suggests confidence in the property’s income potential and the buyer’s business plan.
