Comras Company Announces Full Retail Lease-Up At The Davie South, Eight Months Ahead Of Delivery

Comras Company has completed the full lease-up of The Davie South, a new mixed-use development at 3501 Davie Road in Davie, finalizing the retail roster eight months ahead of its anticipated Q4 2026 delivery.

Leasing was led by Irma Figueroa, Senior Director of Leasing and Sales for the firm. 13th Floor Investments is the developer for the project.

“This milestone reflects the strong demand for well-executed mixed-use in high-traffic locations,” said Aaron Stolear, President of Development at 13th Floor Investments. “By fully leasing the retail well ahead of completion, we’re able to deliver an activated, day-one experience that aligns with the daily patterns of this community.”

Figueroa led all leasing efforts as the exclusive retail leasing agent from Comras Company, driving both the positioning strategy and tenant curation from the ground up, identifying the site’s competitive advantage and recommending the brand mix.

“This project required understanding exactly who this consumer is and what they need on a daily basis,” said Figueroa. “With Broward College, Nova Southeastern, HCA Florida University Hospital, and UF’s College of Agriculture all within the same 500-acre corridor, you have students, healthcare professionals, faculty, and residents moving through this area every single day. That’s not a generic retail opportunity, that’s a very specific, high-frequency consumer base. The tenant mix had to reflect that.”

The retail lineup Figueroa assembled features a deliberate balance of food-and-beverage and service concepts built for an active, on-the-go community: Yemeni coffee shop brand Haraz Coffee House; an international Vietnamese restaurant concept originating from Toronto, Spring & Fresh; a South Beach-based dumpling concept, Dumpling X; and The Spot Market, a multi-unit and first-class convenience store operator. Each tenant was selected to serve the daily rhythms of the surrounding ecosystem.

“Pre-leasing a project eight months before delivery doesn’t happen by accident,” Figueroa added. “It happens when you understand the market deeply enough to tell a clear story to tenants about why this location works for them, and then back it up with the right mix.”

Located within a rapidly expanding 500-acre institutional hub, The Davie South benefits from consistent, year-round foot traffic generated by Broward College’s South Campus, Nova Southeastern University, HCA Florida University Hospital, and the University of Florida College of Agriculture and Life Sciences, along with nearby student housing and schools.

The Davie South is slated for completion in Q4 2026.

Irma Figueroa serves as the exclusive retail leasing representative for several 13th Floor Investments projects, including Parks at Hallandale, a mixed-use development with 398 residences and 6,000 square feet of retail, ideally positioned between Miami and Fort Lauderdale.

She is also leading retail leasing for Link at Boca, an eight-story, transit-oriented development at 680 W. Yamato Road that recently broke ground. Steps from the Tri-Rail station and minutes from Florida Atlantic University, the project will deliver 340 residences and a curated mix of lifestyle amenities in a walkable, commuter-connected setting. Figueroa is exclusively overseeing retail leasing, with a focus on food and beverage, wellness, and lifestyle concepts.
