Entity Proposes Major Industrial, Mixed-Use Development Near Miami Gardens
A company tied to Juan Carlos Mas of MAS AJP is exploring plans for a major mixed-use project on 162 acres near Miami Gardens.
Landmark QOZB Construction, which is managed by Mas, submitted a pre-application for the property at 20000 Northwest 47th Avenue in unincorporated Miami-Dade County. The site is owned by Miami-Dade County, and the proposal is still in the early review stage.
The development concept centers on a large industrial component, with at least five warehouse buildings planned across roughly 90 acres. The application describes about 1.6 million square feet of warehouse space, though site plans suggest the total industrial footprint could approach nearly 4 million square feet.
The project also includes a residential and commercial component on about seven acres. That portion would feature 190 affordable apartments for households earning up to 120 percent of area median income, along with approximately 24,000 square feet of retail and restaurant space.
Community features are also part of the proposal, including a 36,600-square-foot community center, athletic fields and a 14.7-acre park integrated into portions of the site.
The filing is a preliminary step that allows developers to receive feedback from county staff before moving forward with a formal application.
