Native Realty Brokers Significant Retail Lease In Fort Lauderdale’s Sistrunk Neighborhood

Native Realty brokered a 7,904-square-foot lease at The Adderley, the mixed-use residential development at 501 NW Seventh Ave. in Fort Lauderdale’s Sistrunk neighborhood.

The tenant is Sola Salon Studios, the country’s largest salon suite franchise, with more than 740 locations across the U.S. and Canada.

Native Senior Broker Associate Liz Metott represented The Adderley’s developer, Altis Cardinal, in the transaction.

The Adderley is a recently delivered, amenity-rich residential community offering studio, one, and two-bedroom apartments with workforce housing options. The development’s amenities include a fitness center, resort-style pool, on-site bowling alley, coworking spaces, and ground-floor retail, all situated in the heart of Sistrunk, one of Fort Lauderdale’s most dynamic and rapidly evolving urban neighborhoods.

Founded in 2004 in Denver, Colorado, Sola has grown into the dominant force in the salon suite industry, empowering more than 22,000 beauty entrepreneurs nationwide. Sola provides independent beauty professionals, including hair stylists, estheticians, nail technicians, barbers, and massage therapists, with fully equipped, private salon suites. Rather than working in traditional commission-based salons, Sola’s professionals operate their own independent businesses within beautifully designed studio spaces.

“The Adderley offers residents and the surrounding community an elevated everyday experience, and Sola Salon Studios deepens that,” Metott said. “Bringing in a national franchise of this caliber, one that is specifically built to support independent entrepreneurs, adds energy and vitality to the ground floor that truly complements what Altis Cardinal has created here. It is the right tenant in the right location at exactly the right moment for Sistrunk.”

The lease continues Native’s long-term and impactful presence in the Sistrunk neighborhood. The firm spent years curating major mixed-use developments and brokering significant investment sales transactions in the corridor, partnering with best-in-class developers including Affiliated Development and Fuse Group. Through those relationships, Native plays a central role shaping the commercial fabric of a neighborhood that has seen remarkable growth and investment in recent years.

“This transaction reflects everything we believe about Sistrunk and what this neighborhood is becoming,” Native CEO Jaime Sturgis said. “Liz did a tremendous job identifying a tenant that will add genuine, lasting value to the project and to the community. We are proud to continue driving this neighborhood’s evolution alongside developers who share our vision for what great urban development looks like.”

Shanna Naim of Skyview Real Estate Partners represented the tenant in the transaction.
