Major Financing Moves North Miami Beach Healthcare Project Forward
Citadel Care Centers has broken ground on a new skilled nursing facility in North Miami Beach after obtaining financing from PNC Bank.
The project is planned for a 3.2-acre site encompassing 1800 and 1875 Northeast 167th Street, approximately three miles south of Aventura.
The property occupies an entire city block.
Plans call for a four-story healthcare facility with an integrated parking garage. The site is currently home to the 50,088-square-foot Aventura Plaza Rehabilitation & Nursing Center, which occupies roughly half of the property. It remains unclear whether that existing facility will continue operating as part of the completed development.
The project advances as Florida’s aging population continues to generate demand for senior housing and skilled nursing services. Colliers projects the state’s senior population will increase by approximately 4 percent annually through 2030. Senior housing occupancy also surpassed 90 percent during the first quarter of 2026, compared with roughly 80 percent five years earlier.
Investment activity involving South Florida senior care properties has accelerated as well, with several significant assisted living transactions recorded in Palm Beach County during August.
The amount of Citadel Care Centers’ newly secured loan highlights lenders’ continued interest in well-positioned healthcare projects—and provides a clearer picture of just how substantial this North Miami Beach development may become.
