Longpoint Partners Signs 10-Year, 50,000 SF Industrial Lease

Longpoint Partners has leased the 50,018-square-foot industrial property at 12800 Northwest 38th Avenue in Opa-locka to Coulda Beenyou under a 10-year triple-net lease. The transaction closed Aug. 11, with an asking rental rate of $15 per square foot. The deal brings a new tenant to the Miami-Dade industrial asset less than a year after Longpoint Partners acquired the property.

The published rental rate equates to approximately $750,270 annually across the entire building, consistent with the transaction amount reported for the lease.

Brokers Represent Both Sides of the Transaction

Raul Pino, Pablo Vignolo and Amanda J. Rubi of The Hype Real Estate Group represented Longpoint Partners in the lease. Wayne Schuchts of SRS Real Estate Partners represented the tenant, Coulda Beenyou.

The transaction also completes a relatively quick turnaround for the ownership and brokerage team. According to the deal information, the property was sold to Longpoint Partners and subsequently leased in less than a year.

For Miami-Dade’s industrial market, a 10-year commitment on more than 50,000 square feet provides a notable example of tenants making longer-term occupancy decisions despite the broader shifts that have followed several years of unusually tight industrial conditions.
