Native Realty Brokers $10.75 Million Off-Market Sale In Fort Lauderdale’s Studio City
Native Realty closed the $10.75 million off-market sale of a multi-tenant commercial property at 850 NE 13th St. in Fort Lauderdale’s Studio City neighborhood. The transaction closed September 1.
Native CEO Jaime Sturgis represented the seller, longtime Studio City pioneer Ken Zarrilli. Native’s Dan Ross represented buyer 15 Studio Holdings LLC, managed by Ashley Cho. The buyer retained Ross to lease the remaining available space at the property.
The 25,127-square-foot building is fully occupied by a mix of tenants, including LUV Bridal, The Sliding Door Company, The Space – a popular cold plunge and breathwork operator – and several other tenants.
Native previously brokered several of these leases, having worked with ownership over the years to thoughtfully curate the property’s tenant roster.
Studio City, formerly known as 13th Street, is now one of Fort Lauderdale’s most distinctive neighborhoods, home to a growing collection of design-forward retailers, wellness operators and creative
businesses. Native has played a leading role in the neighborhood’s placemaking, working with property owners and tenants to shape its identity over time.
The firm recently brokered new leases for Rose & Spine Books, Rabbit Hole Pilates and Maya Matcha concepts, to fully lease the redeveloped 920 NE 13th St. in Studio City. Sturgis and Native’s Jeremiah Adler and Kaia Pipkin represented the landlord in these leases.
