Another Riviera Beach Warehouse Trades

CBRE has arranged the $9 million sale of a 38,661-square-foot warehouse in Riviera Beach.

Tyler Kuhlman with CBRE Capital Markets in Boca Raton represented the buyer, a private investor, and seller, FP Riviera, LLC, in the transaction.

Located at 6461 Garden Road, the small-bay warehouse is 90% leased to 16 tenants that are essential to the local economy and serve the surrounding community. It features market-driven design specifications including 18-foot clear heights, grade-level loading, twin-T roof construction, and ample parking.

“This sale highlights the ongoing demand for small-bay industrial space across South Florida and Palm Beach County in particular,” said Kuhlman, a First Vice President with CBRE. “The buyer will capitalize on the property’s advantageous lease terms and existing vacancies moving forward.”

The Palm Beach County industrial market has begun to normalize following several years of above-average activity, according to CBRE Research. The Riviera Beach submarket saw the higher net absorption than the broader Palm Beach County market at 46,396 square feet in the first quarter of 2025. The submarket’s average asking lease rate rose quarter over quarter to $19.39.
