Axis Realty Advisors, Inc. Closes Sale Of Coral Gables Medical Office Building

The Alexander Medical Office Building, a fully renovated standalone medical office property located at 2482 Secoffee Terrace (SW 27th Terrace) in Coral Gables has sold for $1,425,000.

The 2,261-square-foot medical office building sits on a 5,000-square-foot (0.1148-acre) lot just off U.S. 1 (Dixie Highway), serving the Coral Gables and Coconut Grove medical corridor. The seller, Miami Preserve LLC, was represented by Adam P. Von Romer, CCIM, President of Axis Realty Advisors, Inc..

Originally constructed in 1969, the property has undergone extensive renovations over the past several decades, including major capital improvements such as new roofing, updated air conditioning systems, impact windows and doors, upgraded paving and fencing, and newly striped on-site parking.

The interior layout is well-suited for medical use and includes a spacious waiting area, receptionist desk, computer/production area, kitchen and breakroom, five exam rooms, an X-ray room, one conference room, and two private physician offices.

Notably, the property had previously been listed with another brokerage for approximately one year without a sale. After repositioning and repricing the asset, Axis Realty Advisors successfully secured a buyer and closed the transaction at $1.425 million.
