Berger Commercial Realty Represents Seller In Sale Of Marina To Constellation Real Estate Partners
Berger Commercial Realty/CORFAC International announced that Lloyd C. Berger represented the seller in the disposition of a unique 10.5-acre waterfront property located at 4491 Anglers Ave. in Fort Lauderdale, Florida. The buyer, Constellation Real Estate Partners, acquired the asset with plans for a transformative infill redevelopment.

The site is currently improved as a marina and includes an existing boat basin that will be filled as part of the redevelopment plan.

Constellation Real Estate Partners intends to redevelop the property into a premier two-building industrial project known as Constellation Airport Logistics Center. The new development will total 169,386 square feet, with Building 1 comprising 91,788 square feet and Building 2 totaling 77,598 square feet. The project will feature 32’ clear facilities along with expansive 180’ dock courts, creating a first-of-its-kind waterfront logistics environment in Broward County.
The project offers immediate access to Fort Lauderdale–Hollywood International Airport and exceptional regional connectivity via Interstate 95, Interstate 595, Florida’s Turnpike, and U.S. 1, providing efficient east-west and north-south access throughout the Fort Lauderdale metropolitan area.
Delivery of Constellation Airport Logistics Center is anticipated in the first quarter of 2027.
Berger Commercial Realty has also been retained as the exclusive leasing agent for the project. Keith Graves, Jonathan Thiel, Daniel Forman, and Lawrence Oxenberg will lead leasing efforts, bringing extensive market expertise and tenant representation experience to the assignment.
