Brickell Office Tower Expands Tenant Roster With 48K SF In New Leases
Propelled by high-profile corporate activity, exclusive trophy-class availability, and Miami’s dynamic live-work-play environment, Brickell’s office market continues to attract tenants seeking connectivity, prominence, and best-in-class office space.
801 Brickell has experienced a surge of leasing activity, with four new leases totaling 47,932 square feet, further cementing its status as Brickell’s premier, one-of-a-kind office destination.
Colliers Vice Chair Stephen Rutchik and Vice President Tom Farmer represented ownership in securing four new leases at the Class A trophy building.
Galderma, the pure-play dermatology category leader which has recently established its U.S. headquarters in Miami, has committed to occupying the entire 22nd floor, spanning 19,001 square feet. Shay Pope and Carlyle Coffin of Stream Realty represented Galderma in the lease negotiations.
Data security company Varonis signed an 18,358-square-foot lease for the 11th floor. Newmark’s Senior Managing Directors Clay Sidner and Jeremy Hakala represented Varonis in the transaction.
Global insurance and reinsurance company MS Reinsurance secured a 7,709-square-foot space. Colliers Senior Vice President Kevin Gonzalez represented MS Reinsurance in securing the space.
Walker & Dunlop, a leading commercial real estate finance and advisory firm, signed a lease for 2,864 square feet. Keith Edelman and Scott Goldstein of CBRE represented the firm in the deal.
“The surge in activity reflects ownership’s sustained dedication to cultivating a truly world-class office experience,” said Rutchik. “That vision is now being realized with the debut of a standout penthouse opportunity that will further distinguish the building as one of the most coveted addresses in the market.”
Situated at one of Miami’s most prominent intersections, 801 Brickell rises 26 stories in the heart of the city’s vibrant financial district. The iconic property has undergone transformative upgrades, including a reimagined lobby that introduces a refined, modern aesthetic and a curated mix of ground-floor retailers. The property is already home to the acclaimed Komodo Miami, and tenants now enjoy added convenience with the introduction of Ludlow Coffee Supply, with CAVA and PopUp Bagels set to open soon. Beyond its dynamic retail offerings, 801 Brickell also delivers best-in-class amenities, including a premier tenant lounge, conference center, and fitness facility.
Adding to its prestige, the property will soon unveil an exclusive and unique penthouse opportunity. Slated for delivery in the first quarter of 2026, the extraordinary penthouse suite will offer 14,766 square feet of unparalleled space designed to provide the pinnacle of office experiences. Showcasing unobstructed views and seamless indoor-outdoor connectivity, the suite features a rare private terrace balcony overlooking Brickell Bay, an amenity unique to the market. The thoughtfully designed layout combines open work areas and collaborative meeting spaces with private offices and conference rooms, delivering both prestige and functionality with unmatched privacy.
Further reinforcing its position as the flagship office offering in the market, 801 Brickell has achieved global recognition with WiredScore and SmartScore Double Platinum certifications. As the only building in Florida to hold both distinctions, the tower sets a new benchmark for digital excellence, offering industry-leading internet infrastructure and intelligent building systems that elevate the workplace experience. These double-platinum certifications highlight the property’s best-in-class connectivity and advanced smart technology, establishing it as one of the most sophisticated office environments in the state.
“From its fully-activated lobby to its hospitality-driven amenities, every transformation at 801 Brickell has been curated to deliver an office experience of unparalleled distinction,” said Farmer. “The forthcoming penthouse suite will be a true crown jewel, unlike anything else in Brickell, delivering the most elevated and exclusive workplace in the market.”
Leasing activity in the Brickell submarket remains exceptionally robust in 2025, with over 200,000 square feet leased year-to-date. This activity is overwhelmingly focused on premium Class A space, which represents 91.5% of all new leases. This trend highlights the strong “flight-to-quality” phenomenon, which is further intensified by a significant supply-demand imbalance. With very little high-end inventory available, particularly no trophy-class office penthouses, competition is fierce. This scarcity is a key driver behind the premium pricing and rapid absorption of newly delivered space, as a continuous influx of high-profile financial, technology, and legal firms vie for a limited number of premier addresses.
