Butters Industrial Brokerage Team Negotiates Sunrise Industrial/Flex Building Sale

The Butters Realty & Management Industrial Brokerage Team of  JC Conte, SIOR, Brian T. Ahearn, CCIM and David Butters sold a 33,599-square-foot industrial flex building situated on 2.56 acres just south of Commercial Boulevard fronting Nob Hill Road in Sunrise at 5555 Nob Hill Road.

Conte, Ahearn and Butters exclusively represented the interest of the owner, Michael Cozzens in the $4,900,000 sale.

The deal closed August 31.

Cozzens along with his partner Tony Pater owned and operated WBS Technologies, formerly known as Wood Business Solutions, from 2006 to 2018 when the company doubled in size. The company was started in 1980 and operated in Miami, Fort Lauderdale and Palm Beach where it serviced over 3,000 customers.  Cozzens sold his business, WBS, in 2015, to Visual Edge Integrated Technologies (VEIT) and leased the building back to them until this sale.  VEIT wanted to add this award-winning company and client base to its national footprint. VEIT has offices in 100 cities across the United States and concentrates in providing office technology and security solutions for all business verticals.  Visual Edge will be relocating out of the building at the end of their current lease which expires December 31, 2021.

The buyers, brother and sister Sherif & Sherine Assal, will be utilizing the entire building for one or more of their family-owned and operated businesses.  The Assal’s are headquartered in Gardena, California and were represented by Patrick O’Hare, President of Florida Corporate Realty.  The Assal’s own and operate a variety of successful companies, including American Guard Services, Inc., Surveillance International, LLC and United Stevedoring of America, Inc.

Other instrumental deal makers involved with this transaction include Scott Radway, SVP with Florida First Capital. and Mario Bringas, Market President with Alabama-based bank Service First Bank in Sarasota, Florida.
