CBRE Arranges $52.8 Million Sale Of 171,000 SF Industrial Property

CBRE has arranged the sale of a 171,178-square-foot industrial property, Countyline East Logistics Center, in Hialeah, for $52,894,002.

CBRE’s Devin White, David Albert and Mateo Coman represented the seller, WGC 97th Property LLC, a joint venture between East Capital Partners and VLIETCO Enterprises, in the transaction.

“This was a complicated development whose success required strong financial partners, including VLIETCO Enterprises and FirstBank Florida and a knowledgeable and capable development team including Miller Construction, Langan Engineering and Arcadis Architects,” said David Archibald with East Capital Partners.

The buyer plans to occupy the entire building.

This deal marks one of the largest user purchases in recent history.

“This transaction underscores the sustained demand for high-quality, strategically located industrial real estate assets in South Florida,” said Klaas F. Vlietstra with VLIETCO Enterprises.

Located at 16300 NW 97th Avenue in Hialeah, Countyline East Logistics Center is a newly constructed Class A+ warehouse distribution building consisting of 5,949-square-feet of office space and 165,229-square-feet of warehouse space. The property features a 36-foot clear height, non-shared and fully secured truck court, 51 docks, two oversized ramps and 141 parking spaces. Additionally, the property offers proximate access to the Florida Turnpike and Interstate 75 and is a prime location to serve the South Florida market.
