Cushman & Wakefield Arranges New 95,000-SF Lease At Midpoint Logistics

Cushman & Wakefield has arranged a new long-term, 95,356-square-foot lease within the Midpoint Logistics (MPL) facility at 11250 W 36th Ave. in Hialeah on behalf of the landlord, Dalfen Industrial.

The new lease is with HVAC equipment company Cooper & Hunter who will partially occupy the facility in November and utilize the space for the distribution of HVAC products.

Wayne Ramoski, Skylar Stein, and Ivanna Leitner Perez of Cushman & Wakefield represented Dalfen Industrial in the lease negotiations. Cooper & Hunter, doing business as Comfortside, was represented by Cook Commercial Realty.

“Comfortside was attracted to built-in amenities like loading pit levelers, white box interiors, and a non-cross shared truck court coupled with stable ownership that closed the dea,” said Wayne Ramoski, Vice Chair at Cushman & Wakefield.

 

“We have been searching and previewing 100,000-square-foot facilities for months, we decided that the Midpoint Logistics warehouse and location would best serve our business needs for storage and distribution,” added Yanni Gordo, Vice President of Operations at Comfortside LLC, which is the exclusive representative of Cooper & Hunter in the US, Canada, and South America.

Midpoint Logistics is a modern Class A state-of-the-art industrial facility totaling 297,918 square feet that delivered in 2024. The facility offers custom tenant buildouts and a secured drive-thru truck court with rear-loading. Additionally, it’s next door to the master-planned Countyline Corporate Park and situated in one of Miami’s Dade’s premier submarkets, providing easy access to Florida’s Turnpike, Interstate 75, and the Palmetto Expressway along with Miami-Dade and Broward’s air and seaports, essential logistics hubs.
