Cushman & Wakefield Pre-Leases 200,000 SF Warehouse

Cushman & Wakefield has arranged a new lease totaling 200,147 square feet for Sonny’s Enterprises, LLC to fully occupy a new industrial warehouse being developed at Tamarac Business Center. The industrial warehouse will sit on a 12-acre land site located at 5601 N Hiatus Rd. and is expected to deliver in 2023.

Chris Metzger, Rick Etner Jr., Christopher Thomson, and Matt McAllister of Cushman & Wakefield’s South Florida Industrial Team represented the landlord, Hiatus Industrial Venture, LLC, in the lease negotiations. Hiatus Industrial Venture is a joint venture between BlackRock and Butters Construction & Development.

The 12-acre land site houses a 100,000-sf office building that is being demolished and prepared for redevelopment. In 2021, the Cushman & Wakefield’s South Florida Industrial Team arranged the sale of the land and building to the landlord and was retained to oversee leasing efforts for the new 200,147-square-foot industrial warehouse.

The 200,147 square feet of space for Sonny’s Enterprises is in addition to the 345,000-square-foot of space they currently occupy in the park. The expansion within Tamarac Business Center reflects their business and industry’s growth. As the world’s largest conveyorized car wash equipment manufacturer, Sonny’s Enterprises will utilize the new space to expand their headquarters, which includes increasing capacity for business operations, manufacturing, and distribution.

Cushman & Wakefield has played an important role in the development of Tamarac Business Center since its inception. It started when the firm’s South Florida Industrial Team arranged the sale of 24-acre land site to Black Rock and Butters Construction & Development in 2018 that later became the site for Tamarac Business Center’s two existing industrial warehouses totaling 358,652 sf. The Team was also retained to oversee leasing efforts for both warehouses and successfully pre-leased them while they were still under construction.

Tamarac Business Center is centrally located in South Florida’s tri-county area of Miami-Dade, Broward, and Palm Beach Counties. Its position within the market provides immediate access to the Sawgrass Expressway and is a short drive from Interstate 595, Interstate 75, Interstate 95, and Florida’s Turnpike
