Woodmont and Butters began construction of 7th Avenue Logistics in February 2023. Butters Realty & Management brokers Thomas J. Hotz and Paul Shooster were successful in fully leasing the building.
The building is available for immediate occupancy and features 3,800 square feet of office space, 36-foot clear heights, 48 dock doors, two drive-in doors, 60 trailer parking spaces and ample automobile parking spaces and outdoor storage facilities.
A 32-year commercial real estate development veteran, Butters is regarded as one of the most active and innovative developers in the state and a pioneer in elevating the architectural standards for commercial buildings.
Chris Metzger, Rick Etner Jr., Christopher Thomson, and Matt McAllister of Cushman & Wakefield’s South Florida Industrial Team represented the landlord in the lease negotiations.
The long-term lease brings Building A to 100% occupancy.
The firm, led by CEO Malcolm Butters, has been involved in developing industrial projects totaling 5 million square feet with a value of over $1 billion.
The partnership plans to develop a 200,000 square foot industrial building on the 12.5-acre site.
Butters Construction & Development and Greystar will develop Miami Midway Park, a 45.1-acre site at NW 97th Avenue and NW 170th Street in Hialeah Gardens.
Upon completion, the project will comprise up to 2.5 million square feet of logistics space spread over as many as 13 buildings.
