Duke Realty To Build New Broward Industrial Park, Already Signs 40,000 SF Tenant

Duke Realty Corp. said it plans to build more than 180,000 square feet of industrial space in the Pompano Commerce Center and it’s already inked a major tenant.
The commercial REIT signed World Electric Supply to a 38,633-square-foot lease in a 90,089-square-foot building that it plans to construct. A building of similar size is also planned for the property, on the west side of Northwest 27th Avenue/Blount Road just south of West Sample Road. It’s near a Florida Turnpike exit.
CBRE’s Allen Lindow represented the tenant in the deal while CBRE’s Jeff Kelly and Duke Realty’s Stephanie Rodriguez represented the developer.
World Electric Supply, a provider of electrical equipment and lighting, is currently in a 25,520-square-foot building at 2151 Blount Road that was built in 1986. The new space would be larger and, obviously, newer.
Duke Realty will build the two buildings with 32-foot clear ceiling heights and 23 dock doors each. They should be delivered in October.

The company already developed two industrial buildings for a combined 223,375 square feet at Pompano Commerce Center.

“Interest in the Pompano Beach submarket continues to be strong because of its proximity to Florida’s Turnpike and I-95, as evidenced by World Electric Supply’s prelease,” said Ed Mitchell, senior VP of Duke Realty’s Florida Region. “Our existing Pompano Commerce Center buildings are 100 percent occupied, limiting our ability to meet prospective tenants’ needs or to offer an alternative to existing tenants that have grown and need additional space.”
