E-Commerce Distributor Triples WPB Footprint

Cushman & Wakefield arranged a 31,707-square-foot industrial lease at Turnpike Business Center in West Palm Beach with ONE23 Fulfillment. By relocating to a larger space within the South Florida market, the ecommerce fulfillment company will nearly triple its footprint.

The Cushman & Wakefield South Florida Industrial Team of Executive Director Christopher Thomson, Associate Alex VanDresser, Executive Director Rick Etner, Executive Director Chris Metzger and Director Matt McAllister represented the landlord, Cabot Properties, in the lease negotiations. The tenant was represented by Adam Talbot of Cresa Global.

ONE23 Fulfillment distributes products for its parent company, Black Wolf, a West Palm Beach-based men’s skin care brand, as well as other e-commerce retailers in the health and wellness space.

The tenant was drawn to Turnpike Business Center, at 401 N. Cleary Road, for its central location within the West Palm Beach industrial market, which provides frontage on Florida’s Turnpike and proximity to Southern Boulevard, Palm Beach County’s largest east/west thoroughfare. The lease brings the five-building, 325,510-square-foot warehouse / distribution park to 92% occupancy. Other tenants include Lasership, Mastec and Terminex.
