Foreign Investor Picks Up Former American Medical Depot Facility

A 26,000 square-foot industrial property located at 4380 NW 135th Street in Opa-Locka was sold to a Guyana, South America-based medical group for $1,800,000.
The warehouse is the former home of American Medical Depot, a distributor of medical and surgical supplies for virtually every recognizable name brand manufacturer in the healthcare industry.
The deal closed on Friday, February 28, 2014.
Danny Zelonker, CCIM, SIOR, principal at Coral Gables-based Real Miami Commercial Real Estate, represented the seller in the transaction.
“The REITS are delivering larger industrial product to the market, but the 25,000 to 50,000 square foot facilities are difficult to come by and as a result, are attracting enormous interest, especially among the foreign investors, who tend to be cash buyers,” commented Zelonker.  “We had 3 contracts on this facility alone.”
Zelonker was also recently involved in the sale of a building within EastPoint Industrial Park, a 416,331 square foot warehouse in North Carolina’s Research Triangle.
The property was sold as a 1031 Exchange to an Aventura investor by seller TG/LVF Eastpoint, LLC for $8,000,000.
Zelonker, along with industry veterans Isabel Fine and Stephen Rigl formed Real Miami Commercial Real Estate in July 2013. He also serves as Vice President of Certified Commercial Investment Member (CCIM)
The principals have represented clients such as Macy’s, Church of Scientology, Prologis, Crescent Real Estate Equities, MDM Development, Equitable Real Estate, U.S. Century Bank, Traveler’s Insurance Company, Florida Community Bank, Atkins & Breskin, Empire Equities, and Aetna Realty. Collectively, they closed over $80 million dollars in 2012.
