Foundry, Wheelock Close Sale To Develop Festival Logistics Park In Pompano

Foundry Commercial, in partnership with Wheelock Street Capital, announced the closing of the acquisition of the former Festival Flea Market site in Pompano Beach, marking the start of a joint effort to transform the property into Festival Logistics Park, a 474,000-square-foot, Class-A industrial development.

Located at 2900 W. Sample Road, the 25-acre property will soon feature three state-of-the-art buildings ranging from 60,000 to 300,000 square feet. Designed with flexibility and efficiency in mind, the facilities will include 32 to 36-foot clear heights, ESFR sprinkler systems, dock-high loading, and ample parking. Two of the buildings will front Sample Road, offering significant visibility for future tenants. Demolition of existing structures and initial construction are slated to begin in the fourth quarter of 2025. The development is expected to be completed at the end of 2026.

“South Florida’s industrial market remains among the strongest in the country,” said Ted Elam, Principal at Foundry Commercial. “High demand from e-commerce and last-mile logistics continues to drive activity, and Festival Logistics Park is uniquely positioned to meet that demand by bringing together scale, location, and workforce in a way that very few sites in the region can.”

Wheelock Street Capital, a private real estate investment firm focused on value-driven opportunities across the U.S., partnered with Foundry to bring the project to fruition.

“Our partnership with Foundry Commercial continues to create opportunities that align with Wheelock’s strategy of investing in high-quality, well-located industrial assets,” said Hunter Jones, Managing Director at Wheelock Street Capital. “Festival Logistics Park is a best-in-class development in one of the country’s most dynamic logistics markets, and we are excited to see it come to life.”

Festival Logistics Park offers exceptional connectivity, with direct frontage along Sample Road, a full interchange with the Florida Turnpike, and proximity to Interstate 95. The site’s central location provides access to more than 6.5 million residents within a two-hour drive, making it an ideal hub for logistics and distribution operations. Nick Wigoda and Steve Medwin of Stream Realty Partners will manage leasing at Festival Logistics Park.

Foundry Commercial, named Developer of the Year by NAIOP South Florida in 2025, is one of the most active developers in the region, with a development and investment pipeline of more than $4 billion nationally, including significant industrial projects across South Florida. The firm’s proven track record in delivering high-quality, strategically located industrial developments underscores its ability to execute on transformative projects like Festival Logistics Park.
