FRP Development Corp announced the completion of the first phase of Logistics Center at Delray, comprising of 200,000 square feet of Class A logistics space in Delray Beach.

Spearheaded by a joint venture between FRP and PCCP, a real estate finance and investment management firm, the development plans include building an additional 392,000 square feet for a total of three planned state-of-the-art industrial buildings.

Widely regarded as one of the first infill logistics projects located on US 441, north of the bustling commercial corridor of Atlantic Avenue, the Logistics Center at Delray brings modern, efficient, and sustainable logistics space within the Palm Beach County industrial real estate market, home one of the most critically underserved markets for logistics and warehouse space in South Florida, as the submarket continues to experience steady demand for new logistics space.

“We’re proud to mark the completion of the first phase of our infill logistics development Logistics Center at Delray, a major milestone for our East Coast industrial platform in one of South Florida’s strongest industrial markets,” said Mark G. This modern logistics hub will also support continued economic growth across Palm Beach County.”

Spanning roughly 40 acres, the Logistics Center at Delray offers strong connectivity across the quickly growing South Florida region, home to more than six million residents. The location provides quick access to major interstates including the Florida Turnpike, I-95, I-75, and I-595, as well as nearby airports such as Fort Lauderdale Hollywood International Airport and Miami International Airport, and key distribution ports including Port of Palm Beach, Port Everglades, and Port Miami. It also reaches about 1.1 million consumers within a one-hour drive and benefits from proximity to a large and diverse labor pool.

Leading the property’s leasing efforts are Cushman & Wakefield’s Christopher Thomson, Matthew McAllister and Eric Cantor. The efficiently planned Logistics Center at Delray offers 36-foot ceiling heights, 215 parking spaces, 45 dock doors, and direct access and frontage along US 441. Designed to accommodate tenants seeking a range of 30,000 to 200,000 square feet of space, the project’s sustainable features include R-19 roof insulation, solar ready roofing, enhanced indoor air quality systems, automated roll-up doors, 2,500 amps of power, interior LED lighting, and advanced exterior lighting controls. The logistics center is also conveniently located near a wide range of amenities, including Publix, Delray Marketplace, West Delray Plaza, Wawa, Joseph’s Classic Market, Dunkin Donuts, Starbucks, and Panera Bread.
