JLL Tapped to Lease Brown Distribution Center in West Palm Beach
JLL has been selected to lease Brown Distribution Center, formerly a beer distribution center, spanning 120,000 square feet of space situated on over nine acres.
Located at 1300 Allendale Road in West Palm Beach, the property is within close proximity to Palm Beach International Airport and includes features such as climate-controlled warehouse space, a 5,000-square-foot auto service garage, and 1,500 square feet of storage warehouse.
JLL Executive Managing Director Sky Groden, Vice President Evan Christiansen, and Vice President Jeremy Cain, will be leading leasing efforts on behalf of the building owner Brown Distributing.
Located immediately next to I-95 and Belvedere Road, the property is within minutes of downtown West Palm Beach, an area that continues to attract finance and tech firms because of its pedestrian-friendly community.
“West Palm Beach is experiencing robust population growth with a new wave of companies and residents migrating to the area,” said Groden. “The industrial market in West Palm Beach has remained very active and we continue to see strong demand for quality industrial properties like Brown Distribution Center given its strategic location and unique features.”
Among the outstanding features at Brown Distribution Center are 20,000 square feet of main office space.
The property features 20’ dock high positions, including eight hydraulic pit levelers and five edge of dock levelers, and two cooler rooms: one with 14’ to 17’ clear ceilings and one with 18’ to 20.6’ clear ceilings. A warehouse driver’s office is located next to the dock platform and drive-in area. The site is fully fenced and has a secure truck court and auto service garage area. The property includes 10 vacant lots and one improved commercial lot across Allendale Road totaling 2.4 acres.
Industrial space demand in Palm Beach has kept pace with development, partially due to developers avoiding large-scale speculative projects, according to JLL’s Q4 Industrial Insights report. However, as industrial space and developable land become scarcer in neighboring Broward and Miami-Dade counties, large-box demand is starting to percolate north.
