JLL Tapped To Lease New, Class A Industrial Development

JLL has been selected to lease Bridge Point Port Everglades, a new, Class A industrial building that recently broke ground at 2200 NE 7th Avenue in Dania Beach and is slated for completion in Q1 2024.

The 171,983-square-foot development will be centrally located between Fort Lauderdale and Port Everglades in Southeast Broward County with immediate access to major expressways such as I-595 and US Highway 1 and within close proximity to Interstate 95.

The JLL team of Executive Managing Director Sky Groden and Vice President Jeremy Cain will spearhead the property’s leasing on behalf of Bridge Industrial, the owner and developer. Founded in 2000, Bridge Industrial is a vertically integrated real estate operating company and investment manager focused on the development and acquisition of industrial properties in supply-constrained core markets in the U.S. and the U.K. Since establishing a South Florida foothold in 2012, the company has acquired more than 700 acres in 19 separate transactions regionwide and delivered and/or has under construction nearly 11 million square feet of Class-A industrial space locally.

The state-of-the-art, high image distribution warehouse with frontage and visibility will feature a clear height of 32’ and truck court depth of 120’ with 36 exterior docks and two drive-in doors. Bridge Point Port Everglades is situated less than two miles from Port Everglades, one of the state’s leading container ports and among the most active cargo ports in the country, and within approximately two miles of Fort Lauderdale International Airport.

According to JLL’s latest industrial insight report for Broward County, the industrial market continues to boom as demand for space outpaces a tightening supply. Flight-to-quality is clear with 381,000 square feet of new Class A product delivered in Q4 2022 and the more than 1.5 million square feet delivered last year.
