Lee & Associates South Florida Completes Industrial Assemblage Transaction in South Miami-Dade County
Lee & Associates South Florida Senior Vice President Andrew Whitby represented the buyer of an industrial assemblage in southern Miami-Dade County’s Cutler Bay, a rapidly growing area. Whitby brokered three separate transactions involving different sellers in a nine-month span.
The assemblage includes a 6,140-square-foot warehouse at 18631-18637 SW 105th Ave., a 2,100-square-foot warehouse on two parcels at 18640 SW 104th Court and a vacant 7.500-square-foot lot. The buyer, 18631 LLC and 18640 LLC, purchased the site for a combined $3.68 million.
Whitby initially procured the buyer to purchase the 18631-18637 SW 105th Ave. from his client Overholt Construction Corp. in August 2023. He then represented the buyer in approaching the owners of the surrounding properties in the successful effort to unify the site. The buyer is in the approval process for a substantial renovation to the larger warehouse to create 5,000 square feet of modernized industrial space and 1,000 square feet of office space.
“Once renovations are complete, we will help the owner secure the right long-term tenant for the industrial building,” Whitby said. “South Miami-Dade County is a clearly defined industrial area, with tight inventory and significant demand. This site is wedged neatly between Florida’s Turnpike and US-1 and should generate major interest.”
Whitby specializes in industrial sales and leasing. He joined Lee & Associates South Florida in early 2022, bringing seven years of experience in both sales and leasing covering all areas of commercial real estate, including office, retail, apartments and a heavy focus in warehouse and industrial transactions.
Prior to joining Lee & Associates, Whitby served as a commercial real estate sales and leasing specialist with Southeast Property Management. While there, he aided clients with commercial property sales, leasing and property management, developing and executing strategic marketing plans, conducting ROI analysis on properties for potential investors and ‘best use’ analysis on specific properties.
Whitby’s extensive background in finance includes seven years working for a multi-strategy hedge fund, with a focus on credit and equity markets. He also has experience as a strategist and trade specialist in fixed income, equities, currencies and commodities.
