EXCLUSIVE: Marcus & Millichap Secures Deal On Mixed-Use Property Near Downtown Doral

Marcus & Millichap announced today the sale of 3901 NW 79th Ave, a two-story, 43-suite, 28,603-square foot office building located in Doral, according to Ryan Nee, First Vice President/District Manager.

The asset sold for $8,000,000.

Alex D. Zylberglait, Senior Managing Director of Investments in Marcus & Millichap’s Miami office, had the exclusive listing to market the property on behalf of the seller, a private investor. The buyer, a private investor, was also secured and represented by Zylberglait.

“This property provides the new owner a strategic position in the market with a high visibility asset in one of the fastest growing cities in the country,” said Zylberglait.  

Despite the post-covid climate, Zylberglait notes that for the new buyer, “there is opportunity to significantly increase the bottom line and reposition the asset for even greater visibility.”

The building is situated on a 1.43-acre parcel (62,164 square feet) and is located at the corner of NW 79th Avenue and NW 36th Street (Doral Blvd). It is currently 83% occupied with a variety of professional tenants on short-term leases at below market rates. The property is zoned Commercial Corridor District, allowing for various retail services, offices, medical and hospitality.
