Native Realty Closes Six New CRE Sales Across Broward County
Native Realty successfully brokered a series of commercial property transactions across Broward County.
The sales total nearly $16 million in value.
Highlighting the activity was the sale of 4,000 square feet of office space at 719-721 NE 2nd Avenue in Fort Lauderdale’s Flagler Village neighborhood, a transaction that closed at $687.50 per square foot. That is a standout price per square foot for the area and reflects growing investor confidence in the submarket. The $2.75 million transaction closed on May 4.
Native Realty CEO Jaime Sturgis brokered the deal, representing 721 AVE LLC in the sale to buyer Stryker Digital Real Estate LLC.
The transaction carried personal significance for Sturgis and the Native team, which fueled Flagler Village’s ascension through their long-term placemaking efforts. Native previously operated its headquarters out of the 719 NE 2nd Avenue space before expanding and relocating to its current headquarters in Victoria Park.
“Flagler Village has matured into one of the most compelling mixed-use neighborhoods in all of Fort Lauderdale,” Sturgis said. “Achieving $687.50 per square foot is a strong outcome for the neighborhood. Closing a deal at our old headquarters made it that much more rewarding, and it is gratifying to continue to play a leading role in the neighborhood’s growth.”
Elsewhere in Flagler Village, Sturgis represented the seller in the $3.77 million sale of a multifamily site at 735 and 745 NE Fifth Ave. Ridgecrest Mobile Home Park LLC purchased the site from 735/745 SCJJC LLC on April 29.
On May 8, Sturgis represented both sides in the $2.8 million sale of a 14-unit multifamily building at 440 SE 23 St. A revocable trust in the name of Ruta T. Cooper sold the property to Justin Widelitz.
Sturgis also brokered the $2.8 million sale of 533 NE 13th Street in Fort Lauderdale, an 8,551-square-foot office building situated in the city’s emerging Studio City neighborhood. The seller, 533 NE 13 Street, LLC, sold the property to buyer MVW Investment Group LLC. The May 6 transaction adds to a growing list of deals Native has brokered in Studio City, an area that has attracted increased attention from investors and owner-users alike.
A pair of Native brokers closed the $2.85 million sale of 7501 N. State Road 7 in Parkland, a building occupied by Heartland Dental. Seller 7501 Parkland LLC sold the asset to buyer 7501 NSR 7 LLC. Native’s Dan Ross represented the buyer in the transaction, while the firm’s Kyle Sorel represented the seller.
Rounding out the recent activity was the $950,000 sale of 3470 W. Broward Blvd in Fort Lauderdale, a 4,276-square-foot retail building. Colony Acquisition Corp. sold the property to buyer Tatiana Solden. Sturgis represented the seller in the transaction, while Native’s Jeremiah Adler and Sarah Adler represented the buyer.
These transactions build on a banner year for Native. In 2025, the firm generated approximately $350 million in transaction volume and surpassed $1 billion in overall closed volume since its inception. Based on its current pipeline and market activity, Native is projected reach $1 billion in annual transaction volume within the next two years.
