New 250,000-SF Class A Office Building Coming To Miami’s Design District

Miami Design District Associates and BH3 Management have formed a joint venture to develop The Ursa, a 20-story Class A office building planned for Miami’s Design District. The project will include approximately 250,000 square feet of office space and 15,000 square feet of ground-floor retail. Construction is expected to begin in 2027, with completion anticipated in 2029.

The partners expanded the original proposal by combining adjacent properties. Arquitectonica and Arsham Studio are designing the building, which will offer office floor plates ranging from 18,000 to 20,000 square feet.

Planned features include 14-foot ceilings, landscaped balconies, an amenity deck, fitness facilities, on-site parking, and ground-floor shops and restaurants. Office floors beginning on the seventh level are expected to have water and skyline views.

Artist Daniel Arsham will oversee the building’s art program, including installations on the façade and in the lobby.

The project would add a substantial office component to a neighborhood known for retail, dining, art and design. Its larger floor plates could accommodate companies seeking significant contiguous space within the district.
