New Leases Bring Palmetto 74 Logistics Center To Nearly 75% Occupancy

Palmetto 74 Logistics Center, a four-building Class A industrial park located at 8100-8130 NW 74thStreet in Medley, has hit nearly 75% occupancy.

The increase in occupancy follows Stream Realty Partners‘ assuming oversight of leasing in the second quarter of 2025.

At the outset of the assignment, Palmetto 74 was approximately 11% leased and had limited tenant traction. Since that time, leasing activity has accelerated, resulting in three new leases totaling approximately 248,000 square feet and representing nearly $60 million in aggregate value. The tenant mix, which includes users from the aviation, manufacturing, and packaging sectors, reflects the project’s flexibility and the depth of industrial demand in the Miami Airport North submarket.

The recent leasing activity includes a 150,181-square-foot lease in Building A to ATOPS, LLC, an aviation maintenance provider specializing in jet engine repair and maintenance. Precision Concepts, LLC, a packaging company focused on plastic bottle manufacturing, leased 73,467 square feet in Building B. The remaining 24,288 square feet available in Building C was leased by Redeplast USA, LLC, a Brazilian shoe manufacturer moving some of its operations to Miami.

Stream Managing Directors & Executive Vice Presidents Steve Medwin and Nick Wigoda lead the leasing efforts at Palmetto 74 Logistics Center on behalf of ownership, Link Logistics. The recent transactions were completed in collaboration with several brokerage firms, including CBRE’s Ed Lyden and Bobby Benton, who represented ATOPS, LLC; GP Global Group’s Ernesto Pentenero, who represented Precision Concepts, LLC; and Miami Realty Solution Group’s Julio Schneider, who represented Redeplast USA, LLC.

Following the recent leasing activity, Buildings A and C are fully leased, Building B is approximately 68% leased, and Building D remains fully available. In total, roughly 111,000 square feet remains available across the park.

Palmetto 74 offers flexible new construction warehouse space, featuring four dock doors per bay with 32- to 36-foot clear ceiling heights, designed to support modern logistics and supply chain operations. Located immediately off the Palmetto Expressway (State Route 826) at NW 74th Street, the project provides convenient access to Miami International Airport, PortMiami, and major population centers. With sustained absorption and limited remaining availability, Palmetto 74 continues to see interest as leasing activity progresses.
