Two adjacent free-standing office buildings in the Golden Glades Office Park totaling 53,104 square feet on 3.08 acres were sold for $5,900,000.00 on December 21, 2012.
Ted Konigsberg of Infinity Commercial Real Estate represented the seller, BRI 1814 GGOP, LLC. The buyer was Christopher Chen, one of the officers of Chen Medical 441, Inc.
Chen Medical has been honored by President Obama as a leader in the provision of intensive preventive care and treatment for moderate- to low- income seniors on Medicare with multiple, complex conditions. They assist with patient transportation needs, access to affordable medications, doctor and hospital visits, and the technology to coordinate it all.
The building located at 1395 NW 167th Street is in “shell” condition and will be converted into Chen Medical’s flagship clinical location and administrative headquarters. The other building at 1405 NW 167th Street is occupied under a long term lease by Phase 1 Solutions, a pharmaceutical testing company.
According to Mr. Konigsberg, this was a great deal for both parties.
“The shell condition of the 1395 Building allowed Chen to purchase at a discounted price, and medical clinics require a different type of build-out than general office use. The seller was able to convey the building with no construction improvements. Further, Phase 1 Solutions is complementary to Chen’s use, and creates a “medical campus feel.”
